02The awkward question Who owns the website?
Let me answer the thing you are actually thinking, because most people are too polite to ask it: if this bloke has my website, has he got the keys to my business?
Here is the honest position. While you are paying, the site runs on my hosting. That is the trade-off that makes the rest possible.
I can build you a custom site with no build fee because I am not handing over an asset on day one, I am running one for you. If you simply stop paying, the site stops serving.
But you are never stuck. Once you have been with me three months, you can buy the website outright for a one-off £1,000 whenever you like.
I hand over the code and you take it wherever you want. Your own hosting, another developer, whoever. It is a normal Astro codebase, not something locked to me.
What does not come with it is the automation. The missed-call text-back, the review funnel, the follow-up and the inbox all run on licensed software I pay for monthly. That is not mine to give away, so it stops when the subscription does. The website is yours; the machinery behind the phone is rented and always was.
Plenty of people run this model and only mention it in clause nine. Your website is part of your business, often the part that brings the work in, so pretending there is nothing to discuss would be insulting. Stated up front, with a price on the way out, it is a fair swap rather than a trap.

04The awkward ones Common questions about the price.
01 Who owns the website?
While you are subscribed, the site runs on my hosting and I look after it. After three months you can buy it outright for a one-off £1,000 whenever you want to leave, and I hand over the code. It is a normal Astro codebase and it will run anywhere.
What cannot come with it is the automation, because the text-back, review funnel and inbox run on licensed software I rent monthly rather than own.
Your domain, your Google Business Profile, your reviews and your customer contacts are yours in every scenario, buy-out or not.
02 What is the £1,000 for, exactly?
The build. A custom ten to twenty page site is a couple of days of work and normally carries a build fee of two to three thousand up front. I waive that at the start because the subscription covers it over time.
If you leave and want to keep the site, the £1,000 settles what was never charged.
It is available from month three onwards, it is a one-off, there is nothing to pay after it, and the code is then yours outright.
03 Why is it not £99, and why is it not £2,000?
The cheap end of this market is a template with your logo dropped in. It looks like every other site in your trade because it is every other site in your trade.
The expensive end is an agency with account managers, a sales team and an office, all of which you pay for before a page gets written. UK agencies doing this properly charge £300 to £800 a month, and the good ones charge a build fee on top.
£297 sits under all of it, and you should know why rather than assume a corner has been cut. It is one bloke who has done this before, so there is no account manager and no sales team to pay for, and the site runs on infrastructure that costs me pennies rather than a reseller’s margin.
I would also rather have a lot of clients paying a fair number than a handful paying a big one. If one of you leaves that is a bad week, not a hole in my year, which means nobody here needs to talk you into anything.
04 You have not got trade case studies yet, have you?
No, and I am not going to pretend otherwise. This offer is new.
What I have is a nine-location group I grew on Google rankings between 2016 and 2022, which is a real track record but a different thing from showing you a roofer whose phone started ringing.
05 Is there a contract?
No. No minimum term, no notice period, no cancellation fee. Tell me you're done and the next payment doesn't happen. I'd rather keep you because the phone rings than because you signed something.
06 What happens to my website if I stop paying?
It stops. The site runs on my hosting. That is what makes it possible to build you a custom one with no build fee. You are renting a working website, not buying the code, and I would rather say that here than let you find out later.
07 Who owns my domain name?
You do, always. The domain stays in your name and I never take it. If you leave, you keep the domain, the Google Business Profile and every review you earned. You just point them somewhere else.
08 How long until my site is live?
Fourteen days from the day I have your content. Most of that fortnight is me writing and building; you spend about an hour on it in total, on the first call and on one round of changes.
09 Can I add pages later?
Yes, and it does not cost extra. New service, new town, a job worth showing off. Send it over and it goes on. That is included in the monthly price, not billed as a change request.
10 Is £297 a month plus VAT?

11 Is there a cheaper tier, or a discount for paying up front?
No. There is one price and everybody pays it. I would rather quote you the same number I quote everyone else than run an introductory rate that steps up in month four, or pretend there are places running out. If £297 a month is not worth it for your business, the answer is not a smaller version of it. It is that you should not buy it, and I will say so on the call.
12 What if I already have a website?
Then we'll talk about whether it's worth keeping. Sometimes the honest answer is that yours is fine and you need the follow-up rather than a rebuild, I'd rather tell you that on the call than sell you a site you don't need.
